What about the real return on investment?
To calculate the return on investment or ROI, we need to divide the net operating income by the investment and multiply it by one hundred. The net operating income is obtained by subtracting all costs associated with the investment from the planned gross income. Apart from the purchase price of the property, these are:

- land registry fees,
- operating expenses (gas, electricity, water and sewage, repair fund, etc.),

Due to the increase in tourism, service availability is expanding, and new infrastructure is being built. The locals are very hospitable, and the local gastronomy is increasingly influenced by Italy, which can be noticed, among other things, in the high quality and delicious coffee.
Potential of the location is high
The source of clients is a very important factor for the return on investment in vacation properties. The more countries are represented in the tourist mix, the better. Economic crises usually come gradually, one country at a time, and if one source of tourists decreases, another replaces it.
According to a study by the Albanian Statistical Office, people visit the country not only from neighboring countries but also from more distant ones, including other continents (such as the USA). Therefore, rental income may not be affected by crises in some countries at all.
Investments in reconstruction are not necessary
We focus on new properties, and in the case of ongoing construction, we oversee the quality of materials and work. We always recommend investing in buildings constructed after 2015, when there was a significant increase in quality. Therefore, reconstruction costs will not be expected right away.
